Re-Sale Property
So you have decided to look at buying a property Spain. There are many things you will need to be clear on, and Homes Espana is here to advice and helps you along the way.

Firstly, we suggest that when you book a trip to view in an area that you have chosen, also book your accommodation in that area as this way you will be able to look around the village or town during the day viewing and also get the atmosphere at night. 
 
Secondly, we advise that you should have a 10% deposit available in your bank account ready to transfer into you personal Spanish bank account,because if you find a re-sale property then this is what will normally be needed 
to secure that property and have it taken off from the open market.

Thirdly, once you arrive in the area ask the locals to recommend information about lawyers, architects and builders as this way you will also have some experience from local people as well as what your agent is telling you.

Lastly, no matter what you are told you must use a lawyer when buying a property. Lawyers will normally cost between 0.5 and 1% of the property price and will make sure all transactions are legal.
Notary fees should be split between buyer and seller 50/50 and varies in price depending on the property price.
Transfer taxes Registry fees vary from each property.These fees will normally add up to between 11-13% of the purchase price.

About  Orgiva
The Órgiva district is part of the Sierra Nevada Natural Park and it is located in its Southern slope. It is a commercial town that has supplied the entire region traditionally. Lifestyle is modern characteristics with others that have been almost intact in the Alpujarra for centuries.
Orgiva has now become a popular tourist destination for those visiting the La Alpujarras, Orgiva town is often described as "the gateway" to this area. And is said to be the capital of the villages of the alpujarras. There is a good Bus services connects Órgiva to the coast and Malaga and Granada, Orgiva has a large market and is on Thursdays and with its many bars/ café restaurant’s and hotels also a 24 hours hospital emergency dept.
The town has a newly-opened municipal swimming In a 10,000 square meters complex situated in the landscape of Rio Chico will be installed the swimming pool which will occupy about 400 square meters next to the paddle court
and a children's play area, all of this expected to be completed for the use and enjoyment of citizens and visitor of Las Alpujarras area.

About Lanjaron Town
 
Lanjaron is the first town you come to in the Western Alpujarras, Lanjarón is considered the gateway to the region. It is famous for its mineral water which is sold throughout Spain, while its spa waters have been celebrated
for centuries for their curative properties and are considered to be some of the best in the country. 
Try them for yourself at the town′s Balneario where you can indulge in a whole range of treatments. While the Balneario is open (March to December), the town is full of visitors who come from all over Spain to take the waters.
Overlooking the town is a ruined Moorish castle. Legend has it that the Moorish ruler of Lanjarón threw himself from the castle tower,Stretched out along the A348, the main street of Avenida de la Alpujarra, there are many places to stay and bars and restaurants, as well as a tourist information office.
The World-wide Health Organization has recognized Lanjarón like one of the places of more longevity of the planet. It is indeed the quality of its waters - together with the climate, the pure mountain air and the
Mediterranean diet - allowing many of its citizens to live more than one hundred years.
